As you're making your 2025 plans, there are some things that community management teams should pencil into their yearly schedules each year. These proactive measures look after both your team and the residents of your community, and the 5 things you should make sure to incorporate into your 2025 plans are:
- Schedule property inspections -- Each year, property inspections ensure you're being proactive not just about the regular yearly maintenance points, but those lesser thought of points as well. They also ensure that no violations are present, and residents are maintaining properties appropriately. Ideally, these should be carried out a few times per year, with an annual inspection at a minimum.
- Fire safety checks -- Especially in close quarter residences, fire safety checks can be a life saving measure. Once per year, check all smoke alarms, carbon monoxide detectors, fire extinguishers, and electrical wiring to ensure residences are optimally safe from fire risks.
- Review security protocol -- Keeping residents safe should be of the utmost importance to community management teams. Once per year, security cameras should be checked, lighting should be inspected and updated, and personnel trained to ensure your security measures remain optimal.
- Conduct a financial review -- It's important to maximize the impact of your budget in community management. Conducting a financial review lets you know what investments are providing a ROI, and which may be better allocated elsewhere. Creating a clear-cut review you can share with your team keeps everyone on the same page and moving steadily forward.
- Conduct an annual resident survey -- Knowing where you stand with your residents, and how you can improve, is one of the most important things you can learn as a community manager. Each year, community management teams should conduct a resident review to really keep their finger on the pulse of what their community is thinking, and how they can improve resident retention going forward. Community managers aren't mind readers, and they don't have to be when they make it a point to ask residents what they need or what they want each year.
