The best way to avoid an emergency repair situation is to tackle a small problem before it grows into a large catastrophe. It is better to clean out a damp area and repair a small leak, for example, than it is to have to call in a clean-up team to remove mold infestation that poses a health hazard to everyone.

Planning for a yearly or even twice-yearly inspection of a building can ensure that you’re staying ahead of issues before they get bigger.

Create A Maintenance Budget

Even if an inspection reveals that there are no major jobs that need doing, that doesn’t mean that work can’t be done. Regular maintenance is just as important as regular inspections, with tasks such as changing out filters or even ensuring that gutters are clear of obstructions, such as leaves, to prevent rainwater from trickling down the sides of buildings to affect the foundation.

Learn To Prioritize

Some resident requests can wait, and some can’t. For example, if a resident reports that water is leaking from the ceiling above and causing the ceiling to swell and bubble, this isn’t a problem that you can leave for the next week, and it should be addressed as quickly as possible.

On the other hand, if a resident reports that a sink drains out water slower than normal, this is not an emergency yet. While it should be addressed in good time, as it may be a hint of a blocked drainage pipe, it doesn’t have to be looked at within the next hour.
